Everything you need to know about short-term rental in Scotland
All new hosts are required to get a short-term let licence before accepting bookings or receiving guests. The short-term lets licensing scheme is mandatory for all short-term let accommodation across Scotland.
In Scotland, a short-term let refers to the rental of residential accommodation to guests for short stays, typically for holidays, work trips, or temporary accommodation. This includes properties listed on platforms like Airbnb, Booking.com, or Vrbo, as well as serviced apartments and some guest houses.
The cost of a short-term let licence in Scotland varies depending on the local council, the type of let, and the number of guests the property can accommodate. In general, fees can range from around £100–£300 for home sharing licences (where you rent out part of your primary residence) to several hundred or even thousands of pounds for larger secondary lets. For example, City of Edinburgh Council charges from £653 for smaller secondary lets, while some councils such as Fife Council have fees starting from around £310 for smaller properties.
