Due to the size of our property portfolio and the consistent quality of our service, Pass the Keys® was invited to become an official Airbnb co-host in 2018. This exclusive status provided Pass the Keys with a key account manager and direct integration with their systems so that we could dynamically update pricing, report on guest behavior and other key metrics. We have retained our advantages as a valued partner even though Airbnb has now withdrawn the program (2022).
Airbnb management by the short letting experts

Meet Ana Torrens
As City Manager of Pass the Keys Marbella, I support property owners across the region — from Cabopino to San Pedro — with structured, full-service short-term rental management. Marbella is a dynamic and competitive market, and each micro-location behaves differently. My role is to bring clarity, consistency and strategy to the entire process — from data-led pricing and regulatory oversight to guest communication and day-to-day operations. Navigating Andalusian short-term rental regulations (NRUA & VFT) is a key part of my work, alongside structured systems designed to protect both revenue and long-term asset value. I focus on sustainable performance, not short-term occupancy spikes. Short-term rentals shouldn’t feel overwhelming. With the right structure in place, complexity turns into clarity.

Marbella's Vacation Rental Market is on the rise, with no signs of slowing down!
Increased Profitability
The income from holiday rentals is much higher than that of a traditional long or short term rental. Nightly and weekly rates are so much higher in comparison that even a week's holiday rental income can be higher than a one month long term rental income! In most cases an average profitability increase of 300% per month is achievable. We help you achieve this by constantly monitoring pricing and occupancy levels.
Guaranteed Payment
There is a growing concern among landlords about non-payment of rent. For this reason the holiday rental market is very attractive as it offers payment guarantee. The rent is paid in advance, before the guest enters, removing the risk. Apart from this you will receive the extra piece of mind knowing that every booking we take is covered by insurance!
Better Care of Your Property
Contrary to popular belief, experience tells us your property is better maintained and looked after with holiday rentals than a long term rental. In Holiday Rentals the care of your property is controlled through continuous checks and maintenance is regular which helps with things not piling up.
Tax Exemptions and Deductions
Many vacation rental owners are entitled to certain tax exemptions or deductions on property expenses just because it is a short-term rental. Be sure to find out about your own area's regulations in this area.
Access To Your Property
The long term rental option allows a tenant to stay in your property for up to 5 years! Now, we are sure you didn't buy a property in Marbella to never be able to use it. That is why the vacation rental option is perfect, it offers the flexibility needed so that you can also enjoy your little piece of Marbella.
Guest Verification
We know that knowing who is staying in your property is always a concern and that is why we ensure we complete a full guest verification for every single booking we take for your property. You can sleep at night knowing that all guests are fully verified and your property is in good hands.

Airbnb Is Only One Part of Holiday Rental Success in Marbella: Why Operations Matter Most in High Season
As summer approaches in Marbella and surrounding areas such as Elviria, Cabopino, Río Real, El Rosario, Nueva Andalucía and San Pedro de Alcántara, many holiday rentals operate at near full capacity. While high demand is positive, it also means there is very little margin for error when something goes wrong. Problems that might be easy to solve in low season can become expensive, stressful and disruptive during peak periods. This is why successful holiday rental performance depends not only on the booking platform, but on strong local operations and fast response systems. Is Airbnb Enough to Run a Successful Holiday Rental in Marbella? No. While Airbnb and other platforms generate bookings, they do not manage cleaning, maintenance, guest behaviour, emergency response or legal compliance. Long-term success depends on strong local operations, fast problem resolution and professional coordination, especially during high season. In this article, we explain why last-minute problems are more costly during high season and why preparation and professional coordination are essential for holiday rental owners. Service Availability Is Much Lower in Peak Months During high season, everyone needs technicians at the same time. This means: Longer waiting times Higher emergency call-out fees Limited flexibility for scheduling Air conditioning repairs, plumbing issues and appliance failures often require urgent intervention, but availability is more limited when demand is highest. Delays not only affect repairs but also guest satisfaction. In busy coastal and residential zones such as Cabopino, Elviria and Río Real, technician availability becomes especially limited during summer, making delays more likely and more costly. Booked Calendars Leave No Room for Delays In low season, it may be possible to block a few nights to fix an issue. In high season: Back-to-back bookings are common Same-day turnovers leave no buffer Cancellations are difficult and costly This forces owners to solve problems immediately, often at premium cost, to avoid guest disruption. Guest Expectations Are Higher During Peak Periods Guests paying high-season rates expect: Everything to work perfectly Immediate solutions if something fails Professional handling of any inconvenience What might be tolerated in quieter months can quickly turn into: Complaints Refund requests Negative reviews High season amplifies the impact of even small service failures. Emergency Fixes Are More Expensive Than Preventive Action When issues are handled at the last minute, owners often face: Emergency technician fees Temporary solutions instead of proper repairs Repeated follow-up visits Preventive checks and early repairs are usually: Less expensive Easier to schedule Less disruptive to guests Waiting until something breaks during peak season is almost always the most costly option. Why Preventive Maintenance Is Critical Before High Season Preventive inspections before summer allow owners to identify weak points in air conditioning, plumbing, appliances and internet systems. Fixing problems early is cheaper, faster and avoids guest disruption when calendars are full. Once high season starts, even minor failures can affect multiple bookings and damage online reputation. Owners Often Underestimate the Coordination Required Solving problems during guest stays involves more than calling a technician. It also requires: Communicating with guests Arranging access to the property Managing expectations Making quick decisions In dense residential communities such as El Rosario, Nueva Andalucía and San Pedro de Alcántara, fast communication is also essential to prevent neighbour complaints from escalating into formal reports or inspections. For owners who do not live locally, coordinating all this remotely during busy periods can become overwhelming. Why Professional Support Matters Most When Things Go Wrong High season is when professional systems make the biggest difference. Effective holiday rental management includes: Local response availability Access to trusted service providers Clear communication procedures Fast problem escalation Without these systems, owners are often forced to handle emergencies alone, under pressure and with limited local resources. What Does “Operations” Mean in Holiday Rental Management? Operations include cleaning logistics, technician coordination, guest communication, access management, compliance procedures and incident response during stays. These tasks run continuously in the background and determine whether guest experience remains positive when problems occur. Platforms only provide bookings — operations protect income and reputation. How Pass the Keys Marbella Helps Reduce High-Season Risk At Pass the Keys Marbella, we focus on keeping operations stable during the busiest months by: Monitoring property readiness Responding quickly to guest issues Coordinating repairs during stays Minimising disruption to bookings Our role is to reduce stress for owners while protecting guest experience and property condition during peak demand. Preparation Is the Best Way to Protect Your Season High season success depends not only on demand, but also on: Operational readiness Reliable service coordination Fast issue resolution Owners who prepare in advance and rely on professional support are far less likely to face costly last-minute emergencies. Contact Pass the Keys Marbella Worried about how problems would be handled during high season in Marbella, Elviria, Cabopino, Río Real, El Rosario, Nueva Andalucía or San Pedro de Alcántara? No matter how well prepared a holiday rental is, things can and do go wrong during guest stays in Marbella and surrounding areas such as Elviria, Cabopino, Río Real, El Rosario, Nueva Andalucía and San Pedro de Alcántara. Read MoreGuest Registration and Police Reporting: Legal Obligations for Holiday Rentals in Spain
All holiday rental owners in Spain are legally required to register guest information with the national police authorities.
